What's in the price

What a move with us includes

Every quotation covers the same nine items. Anything outside this list is priced separately and shown as a separate line, so you can see what you are paying for.

Pre-move survey

A coordinator visits the property, or reviews a video walkthrough you send on WhatsApp, and counts what actually has to move. This is what makes a quote binding. A quote given over the phone from a bedroom count is an estimate, not a price — the freezer, the dismantled wardrobe, the storage cage in the basement and the balcony furniture are the four items that most often turn a "1BHK quote" into a two-truck job.

Packing materials

Double-wall cartons, wardrobe cartons with hanging rails, bubble wrap, foam corner protection, stretch film for upholstery, and tape. Materials are included in the quoted price, not billed per roll afterwards.

Packing and labelling

Packers work room by room. Each carton is labelled with its origin room, destination room, contents category and handling instruction. Fragile items are wrapped individually before they go into a carton, not layered loose.

Dismantling

Beds, wardrobes, dining tables, desks, TV wall mounts and shelving are dismantled with the right tools and the fixings bagged and taped to the frame they belong to. This is the step that decides whether reassembly takes forty minutes or three hours.

Floor and lift protection

Corridor floors, lift interiors and door frames are covered before loading. Most Dubai towers require this, and most will deduct from your deposit if it isn't done.

Transport

Covered trucks, load-secured with straps and blankets. Fabric and timber furniture is not stacked directly against metal.

Placement

Items are unloaded to the room written on the carton, not dumped in the hall.

Reassembly

Everything that was dismantled is rebuilt and levelled before the crew leaves.

Debris removal

Cartons and wrapping are collected on the same day or on an agreed return date, so you are not left with a living room full of cardboard and a bin room that won't take it.

How much movers cost in Dubai

Moving cost in Dubai is set by volume first, access second, and distance last. Distance matters least because Dubai is a small emirate — a Marina-to-Mirdif move and a Marina-to-JLT move usually differ by fuel and one hour of crew time, not by hundreds of dirhams. Access matters far more than people expect.

The seven things that change your price

Volume

Counted in cubic metres, not bedrooms. Two people in a 3BHK with one sofa and no storage cost less to move than a family in a 1BHK with four years of accumulation.

Service lift availability

A tower with a working service lift and a booked slot is a normal move. A tower with one shared lift, a two-hour slot and a security guard enforcing it is a longer move. A lift that is out of service turns a four-hour job into an eight-hour stair carry.

Carrying distance

The gap between where the truck is allowed to park and your door. In some Marina and Downtown towers the loading bay is a full basement level and a corridor away from the lift lobby. That distance is repeated for every item.

Floor level without a lift

Low-rise buildings in Deira, Al Barsha and Karama frequently have no service lift at all.

Special items

Pianos, safes, aquariums over 200 litres, gym equipment, large marble or glass tops, and wall-mounted TVs above 65 inches need specific handling and are quoted separately.

Packing scope

Full packing, kitchen-and-fragiles only, or you pack and we move. The middle option is the one most people should take — the kitchen and the wardrobes are where damage and time go.

Timing

End of month, weekend, and the September–November lease turnover window are the expensive slots. Mid-month, Tuesday to Thursday, morning starts are the cheap ones.

We quote the first way. If a mover gives you a firm price without asking what is inside the property, that price is not firm.

What is not in the price

Building permit fees and refundable lift deposits charged by your own building, third-party handyman work (curtain rails, AC brackets, drilling into new walls), storage beyond the agreed free window, and customs or freight on international shipments. These are shown separately or paid by you directly to the building, and we tell you the figure before the day rather than after.

The part most movers skip

Permits, NOCs and building access in Dubai

This is the section most moving companies leave out, and it is the section that decides whether your move happens on the day you booked it. In a managed Dubai tower or a gated community, a truck without an approved permit does not get past security — the crew, the price and the schedule are all irrelevant at that point.

Permits run through the Emaar One app with UAE PASS identity verification. Strict on insurance documentation.

Nakheel

A mix of portal and app, with close checks on the moving company's licensing.

DAMAC & owners associations

Vary building by building. There is no single rule, so we check yours before you commit to a date.

Older non-managed buildings

Deira, Karama and Al Quoz often require nothing at all beyond telling the watchman.

The four reasons Dubai moves get stopped at the gate

  • The permit is still "pending" rather than approved on the morning of the move.
  • The lift slot was booked for a different time window than the truck arrival.
  • The moving company's insurance certificate expired between application and moving day.
  • The landlord NOC was never obtained because nobody asked for it.

All four are avoidable with five working days of notice. None of them are fixable at 8am on moving day.

Studios to four-bedroom apartments. The controlling factors in an apartment move are the lift slot and the carrying distance, not the furniture. We schedule around your building's approved moving hours — many towers restrict moves to 8am–6pm on weekdays and refuse them entirely during Friday prayer hours.

Villa movers in Dubai

Villas in Arabian Ranches, The Springs, Jumeirah, Al Barsha, Dubai Hills, Damac Hills and Mudon move differently. There is no lift, so the constraint becomes staircases, gate pass approval, and garden and majlis furniture that was assembled in place and has to be dismantled to leave. Villa moves need a larger crew and a longer day, and are usually a two-truck job from four bedrooms upward.

Office and commercial movers

Workstations, server and IT equipment, filing, and phased shifting so the business does not lose a working day. Office moves in Dubai are almost always scheduled Friday evening through Sunday, and almost always need a fit-out or move NOC from the building on top of the standard permit.

The lease cycle

Most Dubai tenancy contracts turn over at the end of the calendar month, and the heaviest volume runs from late August through November when school-year moves and lease renewals overlap. Book three to four weeks ahead inside that window. Mid-month dates in the second half of a month are the easiest to get and the cheapest to buy.

The summer schedule

12:30 – 15:00 Midday break, 15 June to 15 September. Enforced by MoHRE under Ministerial Resolution No. 44 of 2022.

UAE law prohibits outdoor work under direct sunlight during those hours, with fines for employers who ignore it. This is not a preference, and any mover promising you a continuous 11am–4pm loading in July is telling you something about how they treat their crew. We plan summer moves as an early morning start finishing before 12:30, or an afternoon start from 3:00pm. Villa moves in July and August are split across two days rather than compressed into one.

Day and time of week

Tuesday to Thursday mornings are the cheapest and most available slots. Weekend and end-of-month dates carry the highest demand. A 7am or 8am start also matters practically — it gives the crew the full lift window and finishes the loading before the heat.

How far ahead to book

Two weeks is comfortable. Three to four weeks during the September–November peak or for any move needing developer permit approval. Same-day and next-day moves are possible for small, prepared, permit-free properties and carry a premium.

The damage claim procedure

Most moving companies say "we're insured" and stop there. Here is what actually happens if an item is damaged.

Note it on the delivery inventory sheet and photograph it. An item recorded on the sheet is straightforward. An item reported four days later is a much weaker claim, in any jurisdiction.

What is not covered — anywhere in the industry

Items you packed yourself where the carton is undamaged, pre-existing damage recorded at the survey, and inherent fragility in items that cannot be safely transported at all (a marble top with an existing hairline crack, a flat-pack wardrobe that has already been moved twice). We identify those at the survey and tell you before we lift them, rather than after.

Preparation

What to do before moving day

Work backwards from the date. Everything below is something that costs you nothing now and costs you a delayed move, or a deposit deduction, if it's left.

2–4 weeks out
  • Book the date.
  • Start the landlord NOC and permit applications.
  • Register the new Ejari.
1–2 weeks out
  • Request the DEWA final reading at the old property and activate at the new one.
  • Book the service lift at both ends.
  • Send us the building name so we can prepare the insurance certificate.
  • Begin any restoration your tenancy contract requires: repainting, AC servicing, make-good on drilled walls.
3 days out
  • Confirm the permit is approved, not pending.
  • Confirm the lift window.
  • Set aside a "first night" bag per person: documents, chargers, medication, a change of clothes, bedding.
The day before
  • Defrost the fridge and freezer.
  • Empty and dry the washing machine.
  • Consume or discard open food and anything liquid.
  • Photograph your electronics' cable arrangements before they are unplugged.
On the day
  • Keep passports, Emirates IDs, title deeds, jewellery and cash with you, not on the truck.
  • Walk the empty property with the crew leader before signing the loading sheet.
  • Do the same at the destination before signing the delivery sheet.
After the move

Return access cards and keys, close the DEWA account at the old property, and get your move-out inspection done while you are still in the country. Deductions on a Dubai security deposit come from a short list: repainting, un-serviced AC, cleaning below handover standard, physical damage, and unpaid DEWA or district cooling. Restoring each of these in advance almost always costs less than the deduction it prevents.

Moving cost in Dubai is set by volume, building access and packing scope, not by bedroom count alone. Our bands are listed above. A binding figure requires a survey — a phone estimate given without an inventory is the number that changes on moving day.

In most managed towers and gated communities, yes. Building or community management issues a move-in or move-out permit, and security can refuse your movers entry without it. Approval usually takes one to three working days, so apply at least five days ahead. Older, non-managed low-rise buildings often require nothing.

A valid trade licence and a public liability insurance certificate covering common areas, with validity dates that include your moving date. We supply both. Applications missing the insurance certificate are the most common reason a permit is declined.

No. They are two separate approvals, and having one does not give you the other. The lift is booked for a fixed time window, usually against a refundable deposit paid at the security desk.

For tenants, yes in practice. Ejari registration triggers DEWA activation automatically, and several developers verify an active DEWA connection before approving a move-in permit. For a move-out permit, expect to be asked for the DEWA final bill rather than a monthly one.
